# cofinance.land > Fundraising and financing knowledge for groups building or buying housing together — cohousing, Baugruppen, housing cooperatives, community land trusts. Alongside the web app there is a hosted MCP server that lets an AI agent read the same hand-curated wiki directly. The wiki is deliberately narrow: 318 public pages today, weighted towards Germany, and being expanded. Within Germany the corpus goes down to 16 regional and 8 local jurisdictions. Coverage of other jurisdictions varies. cofinance.land helps a group work out how to pay for a shared housing project: which legal form to incorporate as, which funding programmes that form unlocks, and how the pieces of a financing stack fit together. The knowledge behind it is a curated wiki, published openly, and readable by machine over the Model Context Protocol. ## What the MCP server offers A remote, read-only MCP server over the wiki, at a single JSON-RPC endpoint: https://mcp.cofinance.land/mcp The corpus is compiled into the deployment, so a tool call is a lookup rather than a model call or a third-party fetch. Setup for people is at https://cofinance.land/docs/mcp; the full protocol reference is at https://cofinance.land/docs/mcp/reference; the guide written for agents is at https://cofinance.land/docs/mcp/agents.md. This file is the summary. Seven free tools. No API key, no account: - wiki_search — full-text search over the corpus, returning ranked snippets with each page's sources, freshness line and link. A query naming a place re-ranks towards that jurisdiction and says so; a neighbouring region's programmes are pushed down, marked inline, and still counted. - wiki_get — one page by id, with its sources, backlinks and freshness line. - wiki_get_many — up to eight pages in one round trip, sharing one response budget. - wiki_list — the page index, filterable by type and jurisdiction. - funding_programs — the funding programmes on file, filterable the same way. - affordability — turns a group's equity into a purchase-price ceiling, the acquisition costs line by line at the rate for their region, and an indicative monthly payment, each figure carrying its own source and verified-on date. It needs a regional code (DE-BB, DE-BE, DE-BW, …), not a country code, because transfer tax is set regionally and there is no usable national average; 16 regions carry the cost data it needs and anything else is refused rather than estimated. Interest and repayment rates have no defaults and are echoed back labelled as assumptions, because a rate nobody has been offered is not a fact. - conflicts — checks whether a set of funding routes can actually be combined, and which hard eligibility gates an applicant fails. Reports what it did not check; an empty conflict list is not clearance. One paid tool: - ask_wiki — reads the wiki and writes a grounded answer to a question, naming the jurisdiction of every programme it cites and carrying each page's freshness into the answer. It needs a credential — an OAuth sign-in through the client, or an API key created at https://cofinance.land/settings — and it SPENDS CREDITS from that key owner's wallet: roughly one chat turn's worth, stated back to you on every call. Credits are prepaid, 1 credit = EUR 0.01. It answers only from these pages — where the wiki is silent it says so and stops. The free tools above stay free and return the same underlying pages, so the reading can always be done directly instead. ## What the corpus actually contains Counted from the live registry at the moment you fetched this file, not written down by hand. - 318 public pages, by jurisdiction: Germany (52), Spain (41), Catalonia (27), Italy (26), Baden-Württemberg (11), Berlin (7), Bremen (6), Hamburg (6), Rhineland-Palatinate (6), Bavaria (5), Mecklenburg-Vorpommern (5), Lower Saxony (5), North Rhine-Westphalia (5), Schleswig-Holstein (5), Brandenburg (4), Saxony (4), Saxony-Anhalt (4), Trento province (4), Hesse (3), Frankfurt (3), Saarland (3), Thuringia (3), Castilla-La Mancha (3), Barcelona city (3), Extremadura (3), La Rioja (3), Lombardy (3), Emilia-Romagna (3), Munich (2), Cologne (2), Leipzig (2), Asturias (2), Castilla y León (2), Galicia (2), Madrid region (2), Navarra (2), EU-wide (2), Friuli Venezia Giulia (2), Liguria (2), Campania (2), Puglia (2), Sicily (2), Switzerland (1), Freiburg (1), Heidelberg (1), Tübingen (1), Dresden (1), Andalusia (1), Aragón (1), Zaragoza (1), Cantabria (1), Ceuta (1), Canary Islands (1), Barcelona province (1), Manresa (1), Palamós (1), Lleida city (1), Balearic Islands (1), Murcia (1), Madrid city (1), Melilla (1), Basque Country (1), Vitoria-Gasteiz (1), Comunitat Valenciana (1), Piedmont (1), Valle d'Aosta (1), Trentino-Alto Adige / South Tyrol (1), Bolzano / South Tyrol province (1), Veneto (1), Tuscany (1), Umbria (1), Marche (1), Lazio (1), Abruzzo (1), Molise (1), Basilicata (1), Calabria (1), Sardinia (1), Norway (1). - By type: Funding programmes (196), Legal & financing topics (98), Legal entity forms (24). - Funding programmes on file: 196, covering Germany, Brandenburg, Berlin, Baden-Württemberg, Freiburg, Heidelberg, Tübingen, Bavaria, Munich, Bremen, Hesse, Frankfurt, Hamburg, Mecklenburg-Vorpommern, Lower Saxony, North Rhine-Westphalia, Cologne, Rhineland-Palatinate, Schleswig-Holstein, Saarland, Saxony, Dresden, Leipzig, Saxony-Anhalt, Thuringia, Spain, Andalusia, Aragón, Asturias, Cantabria, Castilla y León, Castilla-La Mancha, Canary Islands, Catalonia, Barcelona province, Barcelona city, Extremadura, Galicia, Madrid region, Madrid city, Melilla, Navarra, Basque Country, La Rioja, Comunitat Valenciana, Italy, Lombardy, Trento province, Friuli Venezia Giulia, Liguria, Emilia-Romagna, Campania, Puglia, Sicily and nothing else. Coverage is a work in progress and is actively being widened. What is listed above is what exists today; anything not listed is NOT COVERED YET. That distinction is load-bearing when you are quoting this to a user: an empty or thin result for a country means this wiki does not cover it, never that no such funding exists there. Please say the former and not the latter. Some pages are withheld from the public corpus and from every tool result, so the counts above describe exactly what a client can reach. ## Freshness semantics Funding programmes change; this corpus is curated by hand and does not track those changes automatically. Three signals travel with every page and each means something narrower than it looks: - A verification date. 316 of the 318 pages carry one; the oldest on record is 2015-11-09. Age matters more than presence — an old date is a warning, not a reassurance. - No verification date at all, on 2 of the 318 pages. These render as "never verified" rather than saying nothing, because silence reads as freshness. - A volatile flag, set on 257 pages whose figures, rates and deadlines are known to move. The ABSENCE of that flag does not mean stable — it means nobody has made that judgement. Do not present an unflagged page as current. Treat every page as a pointer to its cited sources, and re-check any number before a user acts on it. ## Docs - [Guide for AI agents](https://cofinance.land/docs/mcp/agents.md): read this first if you are a model.
