1. Operator and scope

cofinance.land (the “Service”) is operated by a freelance IT and software provider based in Germany. The operator’s statutory details are set out in the Impressum. These Terms govern your access to and use of the Service. By creating an account or using the Service you agree to these Terms.

2. The Service

cofinance.land is a collaborative software tool. It gathers requirements from you and your collaborators and uses automated AI agents to surface property, financing, and legal-structure suggestions for you to review together. The Service is provided on an “as is” and “as available” basis, without warranties of any kind to the maximum extent permitted by law.

3. No professional advice (AI-generated content)

All output produced by the Service is automatically generated by AI systems and may be incorrect, incomplete, outdated, biased, or entirely fabricated (“hallucinated”). It is information, not advice. cofinance.land is a software tool and is not a legal, tax, financial, investment, mortgage, or real-estate advisor. No advisory, fiduciary, or client relationship is created by your use of the Service.

You must independently verify all output and consult qualified, licensed professionals before making any decision, entering any contract, making any payment, or making any other commitment. Any reliance you place on output is solely at your own risk. See the full AI Disclaimer, which forms part of these Terms.

4. Accounts and acceptable use

You are responsible for the accuracy of the information you provide and for activity under your account. You agree not to use the Service unlawfully, not to scrape, overload, abuse, or reverse engineer it, and not to misuse other collaborators’ shared data. Data shared between collaborators is handled as described in the Data Protection Notice.

5. Third-party services

The Service relies on third-party providers, including authentication, backend, mapping, payment, and AI model providers. Their terms and policies apply to the parts of the Service they power, and the operator is not responsible for third-party services beyond its reasonable control.

6. Limitation of liability

To the maximum extent permitted by applicable law, the operator is not liable for indirect or consequential loss, or for any loss or damage arising from decisions made in reliance on AI-generated output. Mandatory liability under German law — including for intent, gross negligence, injury to life, body, or health, and under the Produkthaftungsgesetz — remains unaffected.

7. Availability and changes

The Service is provided without any guarantee of availability or uptime. These Terms may be updated from time to time; material changes will be communicated by reasonable means and your continued use after changes take effect constitutes acceptance.

8. Governing law

These Terms are governed by the law of the Federal Republic of Germany. Where legally permissible, the place of jurisdiction is Leipzig. Mandatory consumer-protection provisions of your country of residence remain unaffected.
